Pilsen and Ústí nad Labem are due to the proximity of the German border and that they intersect them important highway moves, logistically attractive regions. The P3 industrial developer currently offers almost 40,000 m2 immediately for rent. Another 64,000 m2 can be built to measure.
In the third quarter of 2022, the Czech industrial real estate market grew at the fastest rate in history and increased by a total of 511,100 m2. In the first half of this year, the total supply exceeded 10 million m2 and currently stands at 10.65 million m2. The vacancy rate fell to 0.99%, the lowest number on record during the market's monitoring period.
The commercial and industrial zone GLP Park Brno Holubice is already four-fifths leased. Fast ČR, a domestic distributor of electronics and household electrical appliances, recently signed a lease agreement. The Holubice site will be used for the distribution of goods in Bohemia and Moravia and the provision of electronics service.
GARBE, Industrial Real Estate CEE, specialist in logistics and industrial real estate, has signed a future contract with Fielmann for the occupation of approximately 30,000 square meters in GARBE Park Chomutov. The German company plans to create a highly automated production and supply center worth EUR 65 million here. The investment is part of the Fielmann Group's strategic program to improve delivery times and product availability, increase profitability while reducing costs and carbon footprint. The contract will be signed for 15 years. Complete construction completion is planned for the first half of 2023.
All areas of the Sázava Logistic Park near the Central Bohemian center of Ostředek are leased. For the remaining hall, developer UDI Group signed a lease with forwarding company Emons this month. The first of the halls is already completely finished and in operation, three others are finishing. The entire construction of the area for one billion crowns with roughly 50,000 square meters of industrial space will be completed at the beginning of 2023.
Developer VGP concluded a lease agreement with Pilulka Lékárny for 4,479 square meters of warehouse space in the newly completed hall "I" in VGP Park Olomouc. The company, which is one of the largest pharmaceutical groups in the Czech Republic and Slovakia, will use the warehouse in Olomouc to supply customers in several regions: Brno, Ostrava, Olomouc and Prostějovsk. The new premises were realized at the level of BREEAM Very Good environmental certification.
The offer of vacant warehouses and production premises in the Czech Republic has fallen to the limit of just one percent vacancy. The second quarter of this year also went down in the history of the domestic real estate market with the largest lease to date within a single industrial hall: in Panattoni Park Cheb, an undisclosed distribution company leased a total of 233,698 square meters of warehouses and offices. At the same time, the threshold of 10 million square meters of modern industrial space for rent was exceeded in the Czech Republic at the beginning of June.
