VGP begins construction on new hall at Ústí nad Labem City for RTR – TRANSPORT A LOGISTIKA

VGP, the European owner, manager, and developer of semi-industrial and logistics real estate, is beginning construction of additional warehouses B and C at VGP Park Ústí nad Labem City soon after the first building has been put into operation. Building B is being prepared for the major Czech logistics company RTR – TRANSPORT A LOGISTIKA s.r.o. The company will lease 10,787 m2 of warehouse and office space from the total of more than 29,000 m2. The new hall will be developed to BREEAM Very Good green certification. Completion is planned for the 4th quarter of this year.

A record 1.4 million square meters of industrial space is under construction in the Czech Republic

Consultancy Savills currently registers around 1.4 million square meters of industrial space for rent, which are in various stages of construction. It is the most in the history of the industrial market in the Czech Republic. At least 60% of these spaces, i.e. almost 833,000 square meters, are already pre-leased. Most of this pre-leased industrial space is being built for tenants from the manufacturing sector (38%), followed by retail (30%) and logistics (16%). The largest object under construction is a custom-built building for the H&M chain.

What unites Karlovy Vary, South Bohemia, Liberec and Ústí Region from the point of view of industrial real estate developers? According to the analysis of the real estate consulting company 108 Agency, it is precisely in these four regions that, in relation to their existing volume, the most new warehouse and production spaces should be added in the coming years. In total, consultants in the Czech Republic have mapped development plans, the floor area of which exceeds 6.8 million square meters and are in various stages of approval and preparation - from assessing the impact of projects on the environment, zoning decisions or building permits to the first implementation works. 54% of the planned projects together belong to the trio of developers CTP, Panattoni and Prologis.

The building in Panattoni Park Pilsen West II welcomed a new tenant. It is Panasonic Heating & Ventilation Air-Conditioning Czech. The premises of the hall with a total area of over 24,600 square meters will be used for the production and storage of control boards for air conditioning equipment and heat pumps manufactured in the Czech Republic. The project is financed by the AEW Europe group.

The Czech industrial real estate market is for the most part dominated by a few large players who have historically not been interested in renting units smaller than 2,000 square meters. A solid tenant, who was looking for quality warehouse and logistics space, had to rent in older buildings, of poorer quality and with higher energy requirements. But this is now changing thanks to a new trend where a number of industrial developers are starting to build small business units (SBUs) near big cities, which are of high quality and meet demanding energy standards and can range in size from 300 to 800 square meters .
