In the first quarter of this year, 218,000 square meters of industrial space were completed in the Czech Republic. This is 21 percent more than the previous five-year average for the same period. However, increased construction still barely covers demand, which has an impact on rising rents. It grew by 30 percent last year. There are 11 million square meters of commercially leasable space in the Czech Republic, and another 1.3 million square meters are currently under construction. This was reported by the consulting company Colliers, which focuses on real estate investments, in its analysis.
The Kokiskashop online store has grown from a small warehouse in a family home near Karlovy Vary to a turnover of 200 million. The technologically advanced distribution center in Panattoni Park Ostrov North will provide the company with another opportunity for growth not only in the Czech Republic, but also abroad. The development company Panattoni ensured the construction of the hall with many sustainable elements on the brownfield site of the former Škoda Ostrov company. The investor and owner of the building is the Accolade investment group.
The industrial developer UDI Group ceremoniously opened the completed logistics complex Sázava Logistics Park on the D1 highway near Ostředek. The construction of the complex, which offers 50,000 square meters of space, required an investment of one billion crowns. Around 300 employees found work here in four operations.
Alliance Healthcare, the leading distributor and wholesale supplier of pharmaceuticals in the Czech Republic has leased a new distribution hall HOYA Greenhouse Březhrad in Hradec Králové. The 6,500 sqm space was tailor built by the developer HOYA to suit the company, which is moving there from an older facility in the area.
The first hall of the newly built industrial park in Myslinka near Pilsen already has new tenants and even two. The companies ALLLOG Consulting and ICOM transport have rented units here measuring 6,156 and 3,500 square meters. "From the point of view of industrial development, Pilsen is an attractive location. We were so convinced that we would find suitable candidates for the new location that we started construction speculatively, i.e. without having a confirmed tenant at the time," said Aleš Zacha, Head of Development, P3 Logistic Parks.
The distributor of medicinal products on the Czech market, the company ViaPharma, and the developer CTP have signed lease agreements for 20 years in two domestic CTParcs. The CTP company will hand over to the tenant premises with a total area of almost 27,000 square meters and a number of specific modifications for the pharmaceutical industry by the end of 2023. CTPark Ostrava Poruba and CTPark Brno Líšeň will be other locations of mutual cooperation, ViaPharma already rents three warehouses in Romania.
The area of the former glassworks in Teplice has come back to life. Thanks to the successful revitalisation of the brownfield, the modern Panattoni Park Teplice South complex is now fully occupied and fully operational.
The acquisition of two logistics companies in half a year was carried out by the company DSV in North America. The local market is quickly adapting to the recovery in logistics. The three countries of the region, i.e. USA, Canada and Mexico, benefit from rich resources of raw materials and a wide transport network. The region is slowly building on its automotive history and welcoming concerns leaving China. According to the DSV, the only thing missing from the strategic plans is the willingness of municipalities to build on brownfields.
