The construction of the large-scale BMW Group logistics center at the Ostrava Airport Multimodal Park in Mošnov is entering a key new phase. The project has been granted “early access,” allowing the future operator to enter the nearly completed facilities before the official start of operations.
L’Oréal is expanding its logistics infrastructure in Central Europe with the development of a new distribution center near Brno in the Czech Republic. The project is part of the company’s broader strategy to strengthen its supply chain across the Czech Republic, Slovakia, and Hungary.
Havi (provides logistics for McDonald's) will be the first tenant in Panattoni Business Park Kladno, which is being built on the brownfield site of the former Poldi Kladno. The first hall will have a total area of 55,500 square meters. Havi will rent 9,300 square meters, where it will operate a logistics center for the storage and distribution of frozen and chilled products. This follows from a press release from the project investor, the RSJ group, and from a brief announcement by Havi on the social network Linkedin. The developer is Panattoni.
VGP, the European owner, manager, and developer of semi-industrial and logistics real estate, is beginning construction of additional warehouses B and C at VGP Park Ústí nad Labem City soon after the first building has been put into operation. Building B is being prepared for the major Czech logistics company RTR – TRANSPORT A LOGISTIKA s.r.o. The company will lease 10,787 m2 of warehouse and office space from the total of more than 29,000 m2. The new hall will be developed to BREEAM Very Good green certification. Completion is planned for the 4th quarter of this year.
Last year, CBRE, a world leader in commercial real estate services, saw structural changes in industrial demand. This trended from logistics service providers to manufacturing companies, which with a 53% share of total demand achieved a year-on-year increase of 22 percentage points. A similar trend can be expected this year as well. Demand will be primarily driven by companies linked to the automotive and electronics industries.
One of the leading manufacturers of components for the automotive industry Shape Corp. starts production in a new facility with total area of 36 400 square meters. The industrial complex, which was built by the development company Panattoni, was created on the brownfield site, where used to be coal mines. Shape Corp. moved here from the Borská pole to expand its production capacity. The company is a major employer in the Pilsen region and the new plant will employ up to 700 people.
Colliers, a provider of commercial real estate and investment management services, has appointed new management for its industrial real estate and investment departments in the Czech Republic. The industrial real estate team has been led by Miroslav Kotek since the beginning of August, and the investment team by Omar Sattar.
Currently, most markets are in the "price search" phase. Since summer, a situation similar to a dance floor has persisted on the Czech market, where buyers sit on one side and sellers on the other, waiting to see who will enter the dance floor first. According to CNB predictions, the consumer price index would reach 15.8% this year, and inflation should remain in double digits at least in the first half of 2023.
