Investor and developer of industrial real estate P3 will soon welcome První novinová společnost (PNS), a domestic distributor of printed materials, to its industrial-business park in the center of Ostrava. In addition to storage, the hall will also be used for sorting lines for newspapers and printing.
All areas of the Sázava Logistic Park near the Central Bohemian center of Ostředek are leased. For the remaining hall, developer UDI Group signed a lease with forwarding company Emons this month. The first of the halls is already completely finished and in operation, three others are finishing. The entire construction of the area for one billion crowns with roughly 50,000 square meters of industrial space will be completed at the beginning of 2023.
This week, the logistics operator WeDo launched the operation of the super hub in Ostředek near D1. With an investment of over half a billion crowns, it is one of the biggest logistics innovations on the Czech market this year. Thanks to the opening of the super hub, the capacity of Wedo will increase significantly, which will be ready for further expansion in the coming years.
Despite a cursory glance at European data, it seems that the Czech Republic is the premier in the region of Central and Eastern Europe in the number of m2 of industrial real estate per person, the current situation in the lack of new warehouse and production space is critical in our country. Prices around Prague and Brno for rent are skyrocketing (up to 50% year on year) and new construction is in jeopardy. Delivery times for new turnkey industrial buildings are being extended due to Russian aggression in Ukraine, and what used to take 7 months to build is now being delivered in 9-12 months. Builders often do not hold quotations for more than a week, so companies have to make quick decisions and approves, which can be a problem, especially for multinational corporations. According to Savills latest report, 2021 was the best year on record for the Czech industrial market in terms of tenancy activity, despite the low volume of new completions and extremely low vacancy rate. Gross take-up totalled a staggering 2.32 million sqm, being 53% higher than the previous record of 1.55 million sqm seen in 2020. Annual net take-up (excl. renewals) reached 1.48 million sqm, a 46% increase over the former record of 1.01 million sqm registered in 2017, Savills reports.
Prologis achieved several successes in the first quarter of 2021. The total portfolio reached 18.7 million square meters. Lease activity for the first quarter of 2021 was at the level of 935,719 square meters, of which 187,954 square meters were new leases and 747,765 square meters related to extended leases. The change in the lease of premises reached plus 10.8%.

The hall aspires to a very high evaluation within the BREEAM ecological certification. Thanks to the transaction, the industrial park near Pavlov in Central Bohemia was filled at a record pace. The builder of the industrial buildings, Panattoni, was able to build and occupy a total of 130,000 m2 of modern industrial space in just 5 years since the start of construction.
