CTP is transforming a former military site into a modern mixed-use innovation and logistics park in Plzeň

The project builds on the revitalization of a former military complex that had served the army since the 1930s and gradually deteriorated after 1989. Today, CTP is redeveloping the site into a modern business park combining production, R&D, logistics, offices, showrooms, and services.

The masterplan was designed by the architectural studio Studio acht, led by Václav Hlaváček. The developer is targeting BREEAM Outstanding certification, highlighting a strong focus on sustainability and environmental performance.

According to CTP, the goal is not only to regenerate a brownfield site but also to create a fully integrated environment where work, services, and public space function as one cohesive unit.

“In addition to the revitalization of the brownfield, we are creating a place that connects work, services, and public space into one functional whole,” said Kristýna Dinebierová, Business Developer at CTP in the Czech Republic.

Tenants already operating in the park

Several companies are already active in the site, reflecting the project’s industrial and technological focus:

  • Avenier, a distributor of vaccines and innovative pharmaceuticals, operates a specialized distribution center adapted for pharmaceutical logistics requirements.
  • Czech technology company Mito Light uses the site as a warehouse, distribution center, showroom, and company headquarters. The company focuses on red and infrared light therapy using LED panels. According to CEO Adrien Fajfr, the key advantage is the combination of storage, office, and commercial functions under one roof, as well as excellent accessibility for employees and partners.
  • Kriwan Group, a German company specializing in industrial electronic systems, operates in the park. According to COO Christian Schönbein-Do, location, transport accessibility, and the concentration of industrial companies in the Plzeň region were key decision factors.

Additional tenants include Alps South Europe, Eletechnik, Parketcentrum, and one major global automotive industry company (not publicly specified).

The site also includes a Form Factory fitness center, accessible to both employees and the public.

Brownfield redevelopment in phases

Construction of the project began in 2024. At the time, total investment was estimated at CZK 1.2–1.5 billion.

The original site consisted of dozens of deteriorated buildings designated for demolition, overgrown vegetation, and non-functional infrastructure systems. The area had seen no systematic maintenance for more than three decades.

The development covers nearly 65,000 m² of land, with approximately six planned buildings and around 32,000 m² of built-up area.

The rear part of the site is primarily dedicated to production and logistics, while the front section combines showrooms, offices, services, and flexible small-scale units.

The project includes a mix of building formats:

  • CTSpace large-scale halls
  • CTBox modular units
  • CTWorkshop flexible units for small production, workshops, service operations, and R&D activities

Green infrastructure, water management, and biodiversity

The development places strong emphasis on sustainability. Features include green roofs, energy recovery systems, and rainwater capture and reuse technologies.

Outdoor areas are designed with extensive greenery, water features, and a cycling path running along the site perimeter. Landscape design was prepared by Baljon Landscape Architects.

More than 200 mature deciduous trees will be planted, alongside extensive grasslands and wildflower meadows to improve water retention and support biodiversity.

Expanding services and regional development

The wider CTPark Plzeň area will also be complemented by the upcoming Padel Powers sports center, expected to open in the second half of the year.

Kasárny Zátiší is one of four interconnected parts of the broader CTPark Plzeň development. Once the second phase is completed, the site will further expand its capacity and functional mix.

The project is part of the ongoing transformation of western Plzeň, where former brownfield sites are being gradually redeveloped into modern industrial, logistics, R&D, and service hubs.
