Lidl opened a logistics center in Bravantice in Ostrava. It now supplies 26 stores, for a total of 65

At the beginning of September, according to its plan, Lidl started the operation of a new ecological logistics center in Bravantice near Ostrava. The first shipment took place on July 16, and the first employees started moving to the premises during July as well. Since September, the center supplies the first 26 stores. Most of the electricity consumption is covered by production from the gas cogeneration unit. It is the first such warehouse that Lidl has built in Europe. The goal is to make logistics more efficient with an emphasis on ecology and to use top technologies to optimize operations and minimize the impact on the environment.

AFI held its annual conference for the fifth time and recognized innovative companies

The Association for Foreign Investments - AFI held its 5th annual conference, during which it published the results of the business environment survey and awarded the AFI 2024 annual awards. The companies Vitesco Technologies and Born Digital became the winners. Aleš Cáb and Josef Švejda from onsemi took home the award for long-term contribution to the investment environment.

Nominal and effective rents in industrial premises are falling

The excess of demand for industrial properties over their supply is a thing of the past in the Czech Republic. Rent prices have currently reached their peak. This is also influenced by the drop in sales of domestic e-shops, due to which many companies are trying to reduce their warehouse space, or are more often interested in lease contracts for shorter periods.

C.S.CARGO Group continued to grow in 2023

The C.S.CARGO Group achieved significant growth in sales and profitability in 2023, despite adverse economic conditions. Revenues increased to 8 billion crowns, which represents a slight increase compared to 2022. Operating profit (EBITDA) increased by 28% to 701 million crowns. Investments in the renewal of the vehicle fleet, logistics projects and IT technologies reached a total of 376.5 million crowns.

P3 completes the construction of the last building of its industrial park in Lovosice

Seven years ago, the industrial developer P3 Logistic Parks started the construction of an area for light manufacturing, assembly and logistics on the outskirts of Lovosice. He is now finishing the last building. It will offer 16,000 square meters for rent, which will be available already during the summer holidays.

ViT Logistics started operations in a new warehouse in CTPark Brno. There is room for both cross-docking and long-term storage

The logistics company ViT Logistics has started operations in a new warehouse in CTPark Brno, where it currently rents 2,700 m2 of warehouse space and approx. 700 m2 of office space. Due to the growth in the number of customers in Moravia, the former warehouse, which the company had about 800 meters from the current premises, no longer had sufficient capacity, and further expansion was not possible. This was the main reason for moving the Brno branch to a new, modern warehouse.

The Czech industrial real estate market slows down, the reason being high rental prices

Compared to neighboring Poland or Slovakia, rent prices for industrial properties in the Czech Republic are up to a third higher. Combined with a very low vacancy rate and a small supply of premises that are immediately available, this often leads to a situation where tenants prefer to opt for a competitive offer from our neighbours. Gross realized demand thus reached the lowest level in 13 years in the 1st quarter of 2024. A total of 148,100 m2 of new space was added to the market during this period. The market is expected to reach 12 million m2 this year. This is according to the regular quarterly industrial real estate market published by Colliers, a leading provider of diversified professional services in commercial real estate and investment management.

Green construction as the key to sustainable industrial real estate and transitioning away from Russian gas
