WM Logistic Nýřany becomes the third confirmed tenant in P3 Plzeň Myslinka. In one of the nearby industrial parks, he stores spare parts for cars and trucks, including car accessories and tires, and the current space is no longer enough for him. "We were thinking about moving to a bigger one, but at the same time we didn't want to leave the warehouse in an attractive location right next to D5. Therefore, we very much welcomed the opportunity to expand our operations to Myslinka, where a brand new hall awaits us," says Petra Kroupová, managing director of WM Logistic Nýřany.

The auto parts dealer leased the entire building, a total of 7,144 square meters including storage space and administrative facilities. Hall A began to be built in the autumn of last year. "Although we started the construction as speculative, we managed to incorporate a number of tailor-made requirements, such as permission to store tires including the necessary modifications to the hall," describes Tereza Hametová, development manager of P3 Logistic Parks.

"Storage spaces around Pilsen have been facing full capacity for a long time. We are very pleased that in an extremely short time frame we were able to find a hall in a state close to completion, but at the same time it gave us the opportunity to implement the requirements of our client, related to his demanding operation. Thanks to careful planning and cooperation with the team of the development company, we managed to prepare the hall for moving in, including all the changes requested by the client, in a record short time," says Marek Kodr, industrial consultant of 108 Agency, which mediated the transaction.

Hall B, which was also part of the first stage of construction, was rented by Alllog Consulting and Icom transport. "The recently created capacity in the P3 Plzeň Myslinka park is already filled, which only proves the high demand for spaces intended for logistics and light manufacturing," comments Aleš Zacha, head of development P3 Logistic Parks for the Czech Republic.

Six kilometers from Myslinka, in Nýřany, there has also been the P3 Plzeň park for several years, which has been particularly popular with manufacturing companies and companies oriented towards the automotive industry. For logistics, the advantage is not only the direct connection to the D5 highway, but also the nearby rail terminal for container transport.

P3 responded to the high demand in the locality by developing a park near the village of Myslinka. In total, there are five halls with a total leasable area of almost 64,000 square meters. Units from 3,500 square meters to 30,000 square meters will be available to potential tenants. In the first stage, two halls with an area of 7,000 square meters and 9,600 square meters were created.

According to the developer, all halls meet the high standard of BREEAM Excellent certification. Heated bridges, high-quality insulation and the use of LED lighting represent energy savings, a more environmentally friendly approach is also fulfilled by the use of more sustainable building materials and planting greenery that respects the local species composition.
