At first glance, it is an unusual tenant: a car dealership operating inside a logistics park, which brings several interesting specifics.

Located within P3 Logistic Parks’ logistics park in Horní Počernice, one of the company’s largest parks in the Czech Republic, the project demonstrates how flexibly modern industrial space can be adapted to an entirely new commercial concept.

The park today offers more than 400,000 m² of leasable space, and one of its most interesting transformations is the conversion of a 10,000 m² warehouse hall for Direct Auto.

A Logistics Hall Turned into a Large Automotive Showroom

The industrial hall, which now houses the largest branch of Direct Auto in the Czech Republic, underwent a major transformation. What was originally a standard logistics facility has been converted into an open, clear, and customer-oriented showroom.

The building also includes approximately 1,000 m² of support facilities, including changing rooms, technical areas, and employee facilities.

Previously, the warehouse was used by an electronics retailer that had installed a three-story mezzanine structure. Since the mezzanine belonged to the former tenant, it had to be dismantled after their departure, which opened the space for a completely new concept.

This allowed Direct Auto to start with a clean layout and adapt the hall to its retail model.

A Customer Experience Concept Under One Roof

At its Horní Počernice location, Direct Auto implemented a concept focused on transparency, speed, and a friendly customer experience.

Inside the hall, there are approximately 400 vehicles, while another 600 vehicles are located on outdoor areas around the building.

One major advantage is that customers can browse and select vehicles regardless of the weather. The space includes:

  • specially lit zones for vehicle viewing

  • relaxation areas with seating

  • refreshments

  • separate spaces for families or accompanying visitors

The concept also includes consultation kiosks, where customers can comfortably discuss vehicle selection, financing options, and other related services.

The layout is designed so customers always know where they are and have immediate access to services. At the same time, the open architecture allows staff to respond quickly to client needs.

Architecture That Stands Out

One interesting design element inside the hall is the use of shipping containers, which Direct Auto incorporated as both an architectural and functional feature.

The hall is divided into several customer and service zones, including:

  • vehicle comparison areas

  • quiet meeting spaces

  • a vehicle buy-back section where customers can watch the inspection of their car through a glass wall
