The new tenant in Panattoni Park Zdice is NOVIKO Animal Health, a member of the Covetrus Group, markets food for dogs, cats and other companion animals under the Calibra brand. Operating in modern premises of over 12,000 m2 will allow the company to expand its warehouse capacity and achieve greater operational efficiency. The industrial park is targeting a BREEAM New Construction sustainability certification of Excellent.

The Calibra brand, which originated in the Czech Republic, has been on the market for over 20 years. It offers a wide portfolio of premium and super-premium foods, treats and other accessories for dogs, cats and small rodents. It has also been developing specialized veterinary diets for a long time. Calibra is one of the Covetrus Group's own brands and is now successfully sold in more than 30 countries and the new warehouse will serve to further its expansion.

The operation in Zdice will be the third and largest distribution centre of the Covetrus Group in the Czech Republic and is also equipped with modern technologies to ensure proper storage conditions for animal feed and other products according to the strictest standards.

"The opening of our new warehouse marks an important milestone in our growth. This step allows us to serve our customers more efficiently and supports the global expansion of our Calibra brand. We’re ready to take the next step and bring high-quality pet nutrition to customers around the world," says Martin Koudela, Managing Director at Calibra.

"We are excited to strengthen our partnership with Panattoni by opening this new central warehouse, which will serve as the global distribution hub for our two most important private brands Calibra and Covetrus. This facility marks a significant step in optimizing our supply chain and ensuring seamless delivery to customers worldwide," adds Lukáš Pravda, Director Operations NOVIKO for the CEE region.

"NOVIKO Animal Health's decision to locate its operations in Panattoni Park Zdice confirms our ability to offer flexible premises that can adapt to the individual needs of even the most demanding clients. The fact that several companies from different sectors and with different types of operations successfully operate in one hall is the best proof of this. We appreciate NOVIKO's trust and look forward to further cooperation," says Klára Sobotková, Regional Development Director at Panattoni. The same hall is already occupied by forklift manufacturer Toyota Material Handling and breeding feed producer VAFO Praha.

NOVIKO Animal Health will use 12,400 m2 of space on the premises, from which it will distribute mainly products requiring specific storage conditions. The premises will therefore be equipped with a cooling system to ensure that the internal temperature does not exceed 25 degrees Celsius. The company will take over the new premises by the end of 2025.

Panattoni is also continuously making extensive investments in the adjacent infrastructure and surrounding landscape. As part of the project, the dirt road leading from the village to the motorway has already been reconstructed and a new roundabout has been created at the entrance to the site. The development also includes the construction of a cycle path, gas and sewerage connections to nearby Knížkovice.

The entire project places great emphasis on environmentally friendly solutions and maximum protection of the environment. The aim is to achieve BREEAM New Construction certification at the Excellent level, thus confirming Panattoni's long-term commitment to sustainability.

A significant part of the industrial estate, totalling more than 70,000 m², is set aside for greenery and natural features. The site also includes a retention basin for capturing rainwater, which contributes to the efficient management of water resources. One of the main benefits for residents is that the park is located far enough away from the residential areas of Zdice so that freight traffic does not pass through residential areas.

Panattoni Park Zdice also boasts excellent transport accessibility thanks to its connection to the D5 motorway near exit 28. It is located about 40 kilometres southwest of Prague in the direction of Beroun and 120 kilometres from the border crossing at Rozvadov. On the German side, the key motorways A6, A93 and A9 provide connections to major commercial hubs such as Nuremberg, Regensburg and Munich. The railway corridor for long-distance and freight traffic and the main train terminal in Zdice are located nearby. This industrial hub not only offers excellent logistical conditions, but also environmentally friendly and modern business facilities.
