Our company specializes in industrial real estate consulting and investment management. Currently, my partners—who are large-scale e-commerce companies in China—and I are actively expanding our overseas business, especially in the European market. We are currently planning to expand our business and are seeking a warehouse in Poland, the Czech Republic, Slovakia or Romania that can meet our business development needs. We estimate that we will require a High-standard Warehouse space of approximately 10,000 fr the beginning up tp 200,000 square meters for further development.
Since this is our first overseas investment in a new location, we may initially rent a warehouse of around 10,000 square meters, or rent large-scale high-standard warehouses in phases, to first explore the local business environment—such as local policies. For large-scale warehouses, if a location proves highly suitable for our company’s development, we will invite our upstream and downstream partners to invest in renting or purchasing warehouses there. Hence, a warehouse of approximately 200,000 square meters is also what we are looking for.
Regarding specific requests for the warehouse, our needs align with the items listed below: reasonable rent, clear floor count, an independent workshop for EPE compliance, applicable preferential policies, required workshop height, one side length and floor load capacity, supporting facilities like a power station, canteen, office and parking shed, qualified fire protection system, clear lease terms (including lease term, payment terms and rent increase policy) and basic worker salary reference. We have no extra special requests beyond these listed items for now.
