The park, which is located directly at the exit from the D1 near the village of Ostředek, has more than 46 thousand m2 of space in four fully leased halls. Its construction required an investment of around a billion crowns. Almost 300 employees have found work in the four operations. The group is currently building another similar complex, which will offer 130 thousand m2 of space in three halls on the D5 motorway. The investment is 3.5 billion crowns.
"As a developer, we implement similar projects primarily with the aim of their subsequent sale to the end operator. We completed the Sázava Logistics Park complex in 2023. However, the situation on the Czech real estate market at that time was not very favorable for such transactions due to the war in Ukraine and the related energy crisis. Investors, especially foreign ones, were cautious about new acquisitions. We therefore decided to postpone the sale until a more suitable time," says Jan Chromeček, development director of UDI Group. "The SEGRO Group has more than 100 years of experience in the industry and operates in a number of European countries," he adds.
All warehouses with a total area of over 46 thousand m2 in the Sázava Logistics Park complex are fully leased. The logistics company WEDO (now part of Allegro) has located its sorting and distribution center for shipments for the entire Czech Republic and Slovakia here, and the largest of the halls is used by the Nagel Group, which stores food for Czech retail. Marimex also has a central distribution center in the area, and the freight forwarding company Emons has a warehouse for the entire Czech Republic.
The area has received BREEAM Very Good environmental certification. It operates with a number of environmentally friendly measures. Low energy consumption is particularly important, which is ensured by high-quality insulation of the buildings. All drinking water is produced here from rainwater. Loading areas for trucks reduce heat loss in winter, and light and partially green roofs minimize the formation of a heat island in summer. Biodiversity was also considered, as were the many different nesting sites for insects and birds. Complete landscaping was carried out and a hundred new trees were planted.
UDI Group is building another site on the D5 near Pilsen
The UDI Group is currently building another similar site on the D5 highway near Přehýšov for 3.5 billion crowns. A total of 130 thousand m2 is being created on the D5 in three halls. Here too, UDI Group has focused on sustainability. Solar panels on the roofs could produce up to 11 MW at peak times when fully deployed. Rainwater will be used as so-called grey water. Biodiversity measures will include the construction of biocorridors in place of regulated streams. The site will be certified by the BREEAM environmental standard, aiming for the Excellent level. The location is suitable for both logistics and production.
