Rossmann's Strategic Expansion at CTPark Prague North
Rossmann Czech Republic has officially commenced construction on a state-of-the-art distribution center at CTPark Prague North. This significant project, spanning over 30,000 square meters, is designed to replace the company’s current warehouse facility in Úžice near Prague, which has reached its operational limits. With an anticipated completion in 2026 and full utilization by 2027, this new hub is crucial for Rossmann’s ambitious growth plans in the Czech market, which currently includes 220 stores and a pipeline for further expansion.
Investment in Innovation and Efficiency
The development represents a substantial investment in modern logistics infrastructure. CTP, the developer, is investing 750 million CZK, while Rossmann will contribute over 500 million CZK towards advanced technologies and equipment. This investment underpins a commitment to unparalleled operational efficiency.
The new center will feature a multi-level picktower rack system integrated with an extensive conveyor network, operating on a "goods-to-person" principle. Picking processes will be guided by a sophisticated pick-by-light system, projected to dramatically reduce an employee's average daily walking distance from 12 kilometers to just 2 kilometers. Furthermore, inventory management will be powered by AI-driven software, ensuring optimal stock control and operational flow. Karol Jakubek, Managing Director of Rossmann, emphasizes the facility's benefits: "Thanks to the new facility, we will be able to manage inventory more efficiently, develop e-commerce, and ensure high availability of our assortment throughout the republic."
CTPark Prague North: A Premier Logistics Destination
The selection of CTPark Prague North for such a pivotal project highlights its standing as one of the largest and most strategic industrial parks in the Czech Republic. The park’s total area of approximately 800,000 square meters, with over 300,000 square meters currently under construction by CTP, offers unparalleled scale and flexibility for businesses.
Its prime location near the original Rossmann facility ensures the retention of approximately 200 existing employees, facilitating a smooth transition and retraining on new technologies, leveraging experiences from a similar project Rossmann is completing in Hungary. Jakub Kodr, CTP’s Executive Director for the Czech Republic, states, "The choice of location plays a decisive role in the construction of a logistics center," underscoring the park’s superior connectivity, including direct access to the D8 motorway.
CTPark Prague North is already home to a diverse range of tenants such as Fulfillment CZ, XGLU, Gienger (part of the GC Gruppe), and Memodo, all benefiting from its strategic advantages.
Sustainable Development with Unmatched Amenities
Beyond its logistical prowess, the Rossmann project within CTPark Prague North is being developed with a strong emphasis on sustainability, targeting BREEAM Outstanding certification. This commitment extends to the park’s comprehensive amenities designed to enhance the working environment and community well-being.
The park will feature a dedicated community center, café, canteen, fitness facilities, medical services, and publicly accessible green spaces complete with sports amenities. These offerings create a vibrant and supportive ecosystem for businesses and their employees, distinguishing CTPark Prague North as more than just a warehouse location.
