Garbe Industrial Real Estate CEE has received the building permission for the construction of two industrial facilities in Pohořelice, located approx. 30 kilometers south of Brno. The new development, consisting of two halls measuring 20,000 sqm and 11,000 sqm, is set to begin construction imminently, with plans to make the properties available within eight months.
The Tchibo company launched several unique technologies in its distribution center in Panattoni Park Cheb. Thanks to this, the building became one of the most modern distribution centers in Europe. The exceptionally spacious hall with a total area of more than 110,000 square meters now has the most efficient equipment for servicing important parts of Tchibo's logistics system. The hall was built in three separate phases between 2016 and 2021 and became the third largest logistics building ever built in the Czech Republic. The logistics center serves as a hub for the entire Tchibo e-commerce division. The new warehouse management system was delivered by Körber. The company Tchibo consulted the entire modernization project with the company FORTNA. The warehouse is operated by DHL, the building is owned by Accolade Industrial Fund, and the construction of the distribution center was provided by Panattoni.
At the beginning of September, according to its plan, Lidl started the operation of a new ecological logistics center in Bravantice near Ostrava. The first shipment took place on July 16, and the first employees started moving to the premises during July as well. Since September, the center supplies the first 26 stores. Most of the electricity consumption is covered by production from the gas cogeneration unit. It is the first such warehouse that Lidl has built in Europe. The goal is to make logistics more efficient with an emphasis on ecology and to use top technologies to optimize operations and minimize the impact on the environment.
The construction of the new BESICO Banská Bystrica industrial complex began with the ceremonial knocking of the foundation stone, the company is investing around 13.5 million euros in the construction.
Toyota Tsusho Europe's Build-To-Suit spaces at this Prologis Park use advanced solutions that increase operational efficiency, including energy consumption. The building is equipped with mineral wool roof insulation with a volume of over 3,000 cubic meters and facade insulation with a volume of 1,000 cubic meters. Heat is efficiently distributed throughout the space by means of heat pumps.
Toyota Tsusho Europe SA (TTESA) also uses an energy-efficient LED lighting system with motion and daylight sensors and intelligent metering systems for easy monitoring and control of energy consumption. Specific solutions for efficient operation also include blocks for truck wheels or a floor capacity of 5 tons per square meter. Like all new projects by developer Prologis, the new DC2 building also aims for BREEAM sustainability certification.

TTESA employees will be able to take advantage of the PARKlifeTM initiative, which ensures a pleasant environment for work and rest in Prologis logistics parks. In the Czech Republic, this initiative includes the creation of a large number of green outdoor areas for relaxation, charging stations for electric cars supporting sustainable travel or seasonal activities such as the popular summer ice cream tour.

Toyota Tsusho Europe has moved to new premises with a total area of 15,300 square meters in the Prologis Park Pilsen II logistics complex. The company will initially occupy 8,745 square meters here, then use the remaining 6,555 square meters.

This is also influenced by the drop in sales of domestic e-shops, due to which many companies are trying to reduce their warehouse space, or are more often interested in lease contracts for shorter periods.
The industrial zone Kladno-jih continues to expand. The company Hanon Systems, which operates in the automotive industry, has taken over a new hall with an area of 21,000 square meters. As part of the project, which is the result of cooperation between the industrial developer Panattoni and the investment group Accolade, the renovation of the tenant's existing buildings with an area of 16,000 square meters is also being completed.
Rents for warehouse space in the Czech Republic have doubled over the past five years, but have currently reached their peak. This is influenced by the decline in sales of domestic e-shops, due to which many companies are trying to reduce their warehouse space, or are more often interested in lease contracts for shorter periods. In addition, high prices drive tenants to neighboring countries, which are up to a third cheaper and offer a wider selection of premises. According to experts from the Colliers company, the vacancy rate outside the Czech Republic is around 5%, which is an advantage compared to the Czech Republic's 2.9%.
