VGP begins construction on new hall at Ústí nad Labem City for RTR – TRANSPORT A LOGISTIKA

VGP, the European owner, manager, and developer of semi-industrial and logistics real estate, is beginning construction of additional warehouses B and C at VGP Park Ústí nad Labem City soon after the first building has been put into operation. Building B is being prepared for the major Czech logistics company RTR – TRANSPORT A LOGISTIKA s.r.o. The company will lease 10,787 m2 of warehouse and office space from the total of more than 29,000 m2. The new hall will be developed to BREEAM Very Good green certification. Completion is planned for the 4th quarter of this year.

2022 marked by growth: DSV increased sales by a third, to more than 7 billion in the Czech Republic alone

The year 2022 ended well for the shipper than expected. Despite the obstacles that the companies had to deal with, the transport peak shows an increase in sales. Globally, DSV managed to increase sales by 29% year-on-year, to a total of CZK 750 billion. Strong marketing strategies and quick adaptability to changes have become the basis of success for DSV. The Czech branch of the company contributed to the success with sales worth 7 billion crowns. DSV Road, the longest-running division, contributed less than two billion crowns to last year's sales, which means an increase of 13% compared to 2021.

Industrial real estate in Q4 2022

The industrial real estate market in the Czech Republic grew at a rapid pace in 2022. Almost 1.1 million m2 of new space was added, which is more than 155% of the five-year average and the highest value ever recorded on the Czech market. In the middle of the year, the market crossed the threshold of 10 million m2, and at the end of the year it narrowly failed to overcome the milestone of 11 million m2 – the market reached a value of 10.8 million m2 at the end of the 4th quarter of 2022. In the last quarter, 150,300 m2 of modern industrial space was added.

Panattoni Park Ostrov reports full occupancy of the first hall even before the construction is completed

Spaces are no longer available in the newly built Hall B in Panattoni Park Ostrov North. The remaining part of it will be used for expansion by the manufacturing company Amphenol Tuchel Industrial and also by the e-commerce company Kokiska.

The area of industrial real estate in the Czech Republic exceeded 10 million square meters

In the second quarter of this year, the total area of modern industrial premises for rent in the Czech Republic increased to 10.14 million square meters. A total of 146,600 square meters of warehouse space in 15 industrial parks was completed. Compared to the same period of the previous year, this is a 16% increase and a quarter-on-quarter decrease of 51%. At the time of its completion, approximately 90% of the projects were already pre-leased. Data on the warehouse and manufacturing real estate market for the second quarter of 2022 was announced by the Industrial Research Forum (IRF).

This week, the logistics operator WeDo launched the operation of the super hub in Ostředek near D1. With an investment of over half a billion crowns, it is one of the biggest logistics innovations on the Czech market this year. Thanks to the opening of the super hub, the capacity of Wedo will increase significantly, which will be ready for further expansion in the coming years.

The industrial market is overheated, there is interest in the regions

Despite a cursory glance at European data, it seems that the Czech Republic is the premier in the region of Central and Eastern Europe in the number of m2 of industrial real estate per person, the current situation in the lack of new warehouse and production space is critical in our country. Prices around Prague and Brno for rent are skyrocketing (up to 50% year on year) and new construction is in jeopardy. Delivery times for new turnkey industrial buildings are being extended due to Russian aggression in Ukraine, and what used to take 7 months to build is now being delivered in 9-12 months. Builders often do not hold quotations for more than a week, so companies have to make quick decisions and approves, which can be a problem, especially for multinational corporations.
